House Rules
- This is a non-smoking property (indoors);
- No bonfires are allowed due to fire hazards during the summer;
- Pets are not allowed in our units;
- Please maintain quiet hours between 10:00 PM and 7:00 AM;
- At other times, please keep noise within normally acceptable limits;
- Maximum Occupancy: The maximum number of guests is limited for each accommodation as indicated. Extra persons may only be accepted after prior agreement with us. An additional charge per extra person may apply. If at any given time there are more people on the premises than agreed upon, this will result in a fine of €150 per night, per occurrence and per person exceeding the agreed maximum, notwithstanding the right to then deny access to all non-registered persons.
Reasonable specific house rules may additionally be requested on the premises.
Rental Object
The guest rents the accommodation as described in the booking form. Details of the accommodation's location will be provided in the booking confirmation.
We will ensure the accommodation is clean at the start of the rental period and accessible during the check-in period.
Price
The prices indicated in the agreement are established based on the economic situation on the day of your booking.
We reserve the right to alter the price if taxes or fees from third parties not directly involved in the provision of services are changed before the date of your stay (tourist tax, etc.).
Payment
50% payment of the total booking value on the website. Remaining payment upon check-in at our establishment;Cancellations
By making a booking, you accept and agree to the cancellation and no-show conditions for the day you have booked. We recommend that you carefully read the hotel's cancellation and no-show conditions before making your booking.
Cancellation Policy
- Cancellation after adjudication, loss of 50% deposit;
- Cancellation less than 15 days from the booking date, total loss;
- In case of date changes (according to Páteo do Duque's availability), a voucher valid for 1 year will be issued;
Guest Obligations
All guests must comply with these terms and conditions as well as the house rules. They should refrain from causing any disturbance or inconvenience.
If any guest acts contrary to these terms and conditions or the house rules, or causes inconvenience, we reserve the right to terminate their stay. A prior warning will only be given if this is reasonable, considering the circumstances.
Check-in and Check-out Times
- Check-in from 3:00 PM;
- Check-out before 11:00 AM;
- Guests wishing to arrive after 8:00 PM must inform the accommodation in advance.
Liability and Force Majeure
We are not responsible for climatic phenomena and other types of force majeure. If we have to alter or cancel your stay due to force majeure, you will have a right to a refund proportional to the period that no stay was provided. You will have no right to compensation for further damages.
If the reason for not being able to stay in the accommodation is not attributable to us (such as guest illness, inability to arrive, etc.), there is no right to a refund.
Others
Any exceptions to the above-mentioned policies must be approved by us in writing in advance.
The house rules and these terms and conditions can be changed unilaterally by us at any given moment. If this affects the core provisions or results in a considerable and unreasonable disadvantage for the guest, the contract can be terminated within 14 days after notice is given.
Any booking obtained under false pretenses can be canceled by us. The advance payment and/or deposit will remain due as damages in case the booking is canceled by us.
